Moving completely to Santa Monica

Not having to live in the guesthouse which is hot
Do not have to sneak around the tenant
Potential damage to the second car.
Pay contractor to build parking area. 
Enjoy the house and having the yard to myself for a bit
May get the guest house back in the future
Easier to rent airBnB making up the difference in lower rent in DTLA.
Hosting BBQ. Grill steak and chicken breast for dinner.
No swimming pool or gym.

Keeping Downtown apartment

Picking up girls at Target or Ralphs
Meet other girls in the building
Easier to park the second car
Santa Monica house may rent a few hundred dollars more.
Max $500 more in rent DTLA $3500-700$=$2800 SM $3300 but maybe just $2-300
Use that money to renovate garage.
Be closer to Kathleen and able to participate in downtown activities

According to Maslow's behavioral need, a sense of family and community is very important. 

Friendship
Maybe I don't need to actively seek out new friends, but just cultivate my current friendship.
Pick-up friends?
Boredom during free time. Plan more.

Hearing, gastritis, IBS, joint problems

Professional Success
Is it a state of mind or an actual need? I don't really need that much money to survive, but a little more sure gives you confidence. I think going to St. Johns is the right choice. Although doing surgery center is relaxed and easy. It does erode your sense of self worth.
